Property Management Spain and Tenerife

Once you have purchased your home the next step will be to find a suitable management company to look after your property in your absence. As it is most likely that you will be remote from your property it is always best to work with a company that has experience in dealing with homeowners that live in other countries than where the property is located.

A good management company will be established in the area you have purchased and have a list of similar properties to the one you have purchased with owners that live remotely. They should have experience in and be able to help with bank account set up, utility bills, licenses required and tax implications associated with your property. They should also have trusted associations with local plumbers, electricians and builders should any work be needed on your property.

Please find a list below of costs that are associated with having the property managed for you. Some of these costs will vary depending on whether you will be having a long term rental or short term rentals in the property.

  1. Monthly management fee to check the property
  2. Cleaning fee
  3. Key holding fee
  4. Call out fee (for emergencies)
  5. Commission charged on rentals generated by the management company
  6. Commission charged on rentals generated by the homeowner
  7. Utility and bill handling fee
  8. Licenses required
  9. Pool cleaning fee
